• A big benefit both from a practical and financial point of view of new properties in Spain is that you won’t have to do much maintenance. Your estate agent will ensure that the property is equipped with brand new appliances, plumbing, heating, and air. All going well, you should be repair free for at least a few years.
• By using new construction materials, brand new homes are usually more energy efficient, meaning potentially lower utility bills for you.
• The new developments Comaskey sell are often equipped with the latest technology built right in like alarm systems, sound systems, Internet wiring, and cable TV – saving you lots of time, stress, money, and holes in the walls.
• It’s a new house in Spain!! This is the key thing, it smells new, you are the first person ever to sit on the sofa, use the kitchen or jump in that pool. New property feeling is definitely a luxury for most buyers in Spain
Now, the bad stuff… The Cons
• Brand new developments in Spain can cost more – sometimes up to 20% more than a similar existing resale home.
• You need to not lose the run of yourself!! All those amenities you saw in the show house model can really add up. You can end up spending far more than you ever intended- your agent will help so please ask his or her advice.
• In Spain, many new construction developments are built far from necessary destinations like schools, amenities and your usual supermarkets and shopping centres.
• It’s possible, if you’re one of the first to move in, you’re essentially going to be living in a building site for 6 months or a year. Ask your agent what the track record of the builder is like for finishing on time and Spanish Solutions (if they are doing your legal work) can add a penalty clause onto the purchase contract if the communal areas, pool etc are not finished on time.
• Perhaps you’re looking for a traditional Spanish, quaint, olive tree-lined older neighbourhood that has a well-established community of Spanish neighbours. New developments are unlikely to meet your requirements I’m afraid! Maybe you need to buy a plot in the area you like and develop your own property or even buy an older doer upper!
• New properties may not excite you if you are the kind of person who likes to do lots of customising and upgrading yourself. I am not that person who takes any joy in fixing up and tailoring their Spanish property up but maybe you are.
• New developments are built on smaller plots than older resale homes. If you’re looking for that big backyard, huge balcony etc. you might need to search a bit more to find it in a new development.
