The panic is still raging as to whether we do or don´t we need the new EPC certificate when buying, selling and renting Spanish property. (particularly on the Costa Blanca)
Well, the nice girls in the notary in La Zenia (Margarita) are trying to help clear it up and this is the best we can offer right now.
The Spanish Energy Certificate: – is not compulsory for completion (if not provided, sale can still go ahead) simply the seller must provide a provision of funds with the buying party in order to get the certificate after the purchase. Agents are charging 250 euro, we do this for 199 euro – if provided, the notaries have to register copy of the same (hay que protocolizarlo) – if not provided, the buyer has to declare on the deeds that they “exoneran” the seller to provide the doc, and notaries will state a notice on the deeds saying that the requirement has been explained and both parties know the consequences.
Look, its not crystal clear we know but its a start.
Here is the good news…
We are super close to getting an agreement with a couple of architects, Spanish Solutions themselves and us that will allow clients selling property on the Costa Blanca through Comaskey Properties to get the certificate for FREE. No other estate agent in Spain is offering this service.
We will also be able to offer free EPC´s to new landlords renting long term through Comaskey Rental.
